Expenses do not depend on gross rents and vice versa.

So an investment that one thinks is great will look terrible to another and vice versa.I'm a conservative investor and am not a fan of any of the non-accredited investor platforms (including all the ones you mentioned). 

The correct way to do this transaction would of been to do a purchase contingent on being able to sell or vice versa.   

Note, a HELOC may also get setup to fund my deal and I'm not sure if getting one before pre-approval or vice versa would be a concern.

I have seen a condo with larger depreciation than SFH and vice versa. 

Anyway, the bottom line is that there's nothing to be served by keeping this false narrative going that tenants hate landlords and vice versa.
