Here's the reason I love this area, and why we relocated here when the market crashed.Southern California:Strong, broad based economyPerfect year round weatherStrong property valuesHigh demandSome of the best universities, colleges, medical facilities, sports teams, recreation, amusements, beaches, shopping, etc. available anywhereGood property appreciationVacation rentals often provide strong cash flow, and demand top rental amountsQualified renters, buyers, etc. 

In our area a group that size will be a party crowd or team sport group ( a bunch of softball players that want to live together).

1' round rock for edged "flower beds"  Sports turf " Lawn area".

In the mean time, we would benefit from increasing values as these two neighborhoods fund high-end school districts, public works, sports complexes, and shops.Another property we acquired, we intended on using as a short term rental.

I think the Midwest more the Ohio Indiana Michigan etc area is do for a comeback around cities just because  those cities are so cheap while having walkability, pro sports museum’s etc  (Columbus was just names hottest market in the county and Grand Rapids, Fort Wayne, buffalo and Rochester are always high on those lists) I also think walkable small towns near something interesting (Water, Mountains Jobs etc) could make a comeback for the same reasons as above walkable and affordable. 

Sports.

Maybe some other cities if they are into College sports.
