- I've inquired from a few law firms and costs so far would include initial consultation, drafting purchase and sale agreement, creation Deed of Trust and Note- Each of the above with their own costs- So what is necessary and proper to pay for?

If this is not something your tax professional knows already, then you're not with a real estate focused CPA.You wouldn't go to a dermatologist for your back ache and you wouldn't go to a divorce lawyer for your contract creation.
