Rather getting paid per lead, i just receive a flat fee.... truly hands off after setting up.... but there are some people who enjoy the physical aspect of bird dogging (ie calling, setting up ads etc) which is fine, but i prefer setting up a squeeze page and maintenance.

I do pull title on those and go through it with a fine tooth comb.If I were you, and I was OK with the physical faults with the property, I would just do my due diligence on the title, and proceed with it if comfortable with whats on it.

@Katharine Chartrand Since I am viewing with my phone the check photo is a bit blurry, but you might just be exposing enough info there for a thief to compromise your account without stealing a physical check from you.

It would have saved a little money if she would have moved out and I could have just taken possession of the property but I saw a lot of stuff inside, so I am waiting on a call from the sheriff and we will have to do a physical eviction.
