From what I heard from the investors I have here who are also active in OC, companies like OC Pro Property Management or TrueDoor Property Management have solid reputations.

There are always people entering the market and leaving the market all the while the many investors that do this for a living will stay and grab deals.

Oh and people would fill out buyer or seller forms, and they would never populate.

It has appreciated greatly in the west ward and wanting to keep it but don't want the people interaction.

This firm is known to advertise fake distressed properties all over NY and reach out the the actual owner w/attempt to get listing agreement, Unfortunately they are still active and keep doing this for many years and no other website/mls does anything about it. 

But I see  so many people swear against Section 8 that it makes me think that I may be oversimplifying this strategy.

Webinars about the project can bring people to see what you are offering.

If I did need to, Zillow would be my next go-to as I'm seeing more and more people use it.

As other people have mentioned, does it increase risk of being rent controlled down the road?

The people that lived there must have had severe mental and behavioral problems.
