I agree with Hannah, most of the Fayetteville market has performed well in regards to cash flow over the past few years.

It's essential to recognize that mortgage rates are influenced by a myriad of factors beyond the Federal Funds rate, including Treasury bonds, GDP, unemployment, housing demand, and inflation.

There are a few note investors on BP including myself that put funds together for the purpose of buying distressed and performing notes in 1st position. 

I think allowing pets is a way to elevate a property that is just mediocre or performing subpar.

A partner of mine wants to sell some performing land notes in Texas. 8-12% returns, some RMLSO originated, anyone interested or have contacts who would like to take a look?

So long as he or she believes your lender will perform, their agent will assuage the seller. 

Sure, those things influence deals, but they don't eliminate opportunities. 

You will not be disappointed with the performance though.
