My skill sets at this point are in the physical labor aspect of rehabbing.

I think you primarily need to look at the capital you have on hand and define your goals.

One major financial aspect that many people do not take into consideration is the effects of appreciation and property taxes. 

Everyday I had off I was down there.I did find a good flooring guy that has expertise in the construction field,but works alone; you just had to keep him on a time schedule.His work was great but just another aspect to deal with.
