However, if you can stomach it and take the high road and explain that the process is to improve their rental unit and make it more pleasant for them to live there they may calm down about the rent increase.   

This tenant is the type that looks for drama when things are calm and i am tired after 6 years.  

I stayed calm, watched his hands, made him comfy and we did the cash for keys exchange and I was done.    

You'll of course explain the benefits of your offer smoothly calmly with confidence charm and eye contact and you will not leave until the contract is signed.

I find it is easier to deal with a HOA when there is also a professional property management company that oversees them than to deal with some ******* SFR homeowner that does not have a calm professional overseer.

you are buying a property dollar for dollar on a hope that it stays rented.I say go out and find a better deal.But if they sell it to you for .60 to .80 cents on the dollar then you buy a deal like that otherwise calm down and dont be so ancious, there are a ton of deals out there just take your time and pick one.GET THAT MONEY MAN!
