When taking over a fully rented multi.....not cleaning house quickly enough is a costly mistake.

I've had a maintenance person that will usually get in and clean, repair, paint, and do everything needed to flip an empty apartment into one that is rentable when a tenant vacates the property.

I had this happen and the cost was over $3,000 to clean/repair.

I offered to assist to pay some of the dry cleaning and am thinking about a credit for the inconvenience.

This is a way of not hooking up normal water service when you just need water on for an hour or so for cleaning purposes, therefore avoiding hundreds of dollars in hookup and usage fees. 

It will address things specific to a roommate situation like using and cleaning shared common areas, cleaning responsibilities, quiet hours, etc.

@Christine Kankowski so there are very few things you would do on investment projects that would be worth routinely getting a permit?

probably just missed putting it in the listing just realized it and is now cleaning it up.I do this often when I hire brokers who forget to include that me the seller is licensed.. and i make them put it in a counter.. so we disclosure before we close.. not a major issue from my point of view just an oversight they are cleaning up in writing..
