I’m forming an LLC to purchase these investments and plan to use commercial or portfolio lending.I’d like to avoid properties with HOAs, large multi-family units, or extensive renovation needs, and I’m primarily interested in properties with good appreciation potential.

Most postal carriers have enough common sense to recognize which box is for unit A and which is for unit B.

I have done full bathroom and kitchen gut jobs while tenants lived in the unit.

I didn’t think it was tenants because it’s a multi unit property so not sure who would cover all four.

To minimize risk and build a solid foundation, I'd suggest starting with a single-family home or a 2-4 unit turnkey property.

This has helped me in the past when a unit has been damaged and/or small items are misplaced like silverware, pots/pans, etc.
