I would just like to see wholesaling done properly and ethically so that it can be a more viable source for deal flow.

If he has any sort of interest in the property, he is legally and ethically bound to disclose his position to potential buyers.  

The agent I work with works hard, she is ethical and she is a decent negotiator.

However, I don't mind introducing individuals that I believe are ethical and have had positive working relationship with.

You do not have what it takes to succeed with your present work ethic. 

Nope just having the license does not allow you to get tax treatment like a licensed agenttalk to your CPA  I would tag some BP CPA's as this is an easy question but its tax season and they are all busy I suspect.you have to actually work in the industry a certain amount of hours per month or week.. you don't have to actually make any or much money but you do have to put effort and work in to take the deductions. 

termite treatment is not that expensive.the big cost will be replacing the damaged wood. you need to find out how much needs to be replaced.

Property purchased with the primary intent of resale do not qualify for 1031 treatment.  

If you plan to GC the job yourself, it's your job to make sure the appliances fit the cabinets, window treatments fit the windows etc. as well as determining the duty cycle of the water heater, roof, and HVAC.
