In my town, they would never allow that much of the original structure to be removed and still have it be a remodel (many have tried doing this to avoid complying with current regulations including flood elevation and foundation requirements).

And if I've learned anything else, it's that HOAs suck - and sure enough they just jacked up the required elevator move-in/move-out fee from $75 to $500 after the first move-in/move-out.

I pay a common area fee of 300 a month.The problem I have is that the elevator to my unit has been broken for over 8 months so I've been walking 8 stories everyday.

I know someone who was looking at the condo at the pier & was told to “come by during July 4th” to see, since noise, long hour waits for elevator, etc. can be a problem in large places.

I can pretty much guarantee you that, as a CNA, not only CAN you use real estate/househacking, then moving on to owning other properties, but you will pretty much HAVE to do something creative to elevate yourself.

If they haven't paid anything towards rent by then, I file the pay or quit and proceed with eviction.You can't let it go 2 months, by the time you get them out, they will owe you 3.5 months of rent + any damage they do(which the risk gets elevated during an eviction)

They have  a profile filled out, they have a picture, they consistently post to the bigger pockets forum with accurate answers and quality content, they write blogs to elevate their profile and show knowledge, etc.If people are asking how they can get a pro account, do nothing with it, and then expect all this business from it then they might as well stop now.I have closed 10 million dollar deals and higher meeting clients on this site.
