A simple inspection can reveal whether or not your renters are letting garbage pile up that invites vermin to prosper.  

Unfortunately most online screening services will not reveal applicants SSN or make downloading a copy of credit, eviction, etc reports easy.

Only time will reveal which interpretation is correct, but based on my reading, it appears that as of June 29, 2023 wholesaling would indeed necessitate a real estate license in Kentucky.

It's common/normal to inspect a house with residents in it.The mold was revealed during the inspection...it's pervasive on the bathroom floor, which means a lot of water and/or a long time period, and would normally lead to a much deeper investigation for damage in the rest of the house as water easily travels. 

Do all of your homework and the answer will reveal itself.

As long as this represents a change in their intent and not revealing their intent all along there are a number of reasons why this could work.If the moving van is backed up the the property with their stuff in it the day they close on it then that's a different story.
