So far, it's been mostly plumbing:Hot water heater pilot light out (gas).Dripping faucets.Hot water heater thermostat broken (electric).Hot water heater pressure relief valve leaking.Water supply line to Evap Cooler split open.Every one of the plumbing problems was an easy fix and inexpensive.

I would definatly have them pay.I would have stress relief cracks cut 1/2" deep in the sidewalk every 6 feet if they are not already there and actually cut through and remove 6 feet of the damaged section and replace it.

Helping them may be getting the contract to wholesale it and close quickly so that they can move quickly, it may be offering to recommend our Realtor to list it so they can make more money on it if they can wait, or it may be to suggest ways they can try to sell it themselves (i.e craigslist, street signs, etc).Many times it's not about money for these sellers, it's about time, debt relief, or stress relief.
