And there's a lot more volume in the 3-4 unit space than in other segments (so many more opportunities to close deals and earn money, rather than relying on landing a whale once or twice a year).Furthermore, experience in small multifamily could obviously lead to an opportunity to operate in the medium to large multifamily space, where the analysis is much the same, but the numbers are much bigger.

I agree residential rental properties are one of the least speculative segments of the RE market, but where I've seen investors go wrong is to sell A area assets towards the top of the market and replace them under pressure in B or C markets in order to chase income.If you can borrow the equity and have your BH tenants pay for that borrowed equity in the form of rent, you can use that free leveraged equity to find return elsewhere (B and C markets).
