Hillcrest, Chula Vista, Imperial Beach, City Heights, Golden Hill are just a few of the areas that are seeing multi-million dollar to billion dollar development projects break ground, and prices here will appreciate drastically in the next 5 years. 

I know it is a golden rule of investing to not buy based on potential, so I put it to you BP members.

There are many ways to do this, from Rabbu to Airdna to good ol fashioned Airbnb research.If I see the "golden ratio" in effect, then I plug numbers into my pro forma spreadsheet to make sure it all looks good on paper.

But if your looking at 2br or 4+br for room-mate situations, Golden Valley or Hopkins may be a better play. 

I've explained to tenants it is a golden rule for real estate.  

In addition to all the golden nuggets everyone has recommended, try to find a community of investors that is focused on your specific location of interest.

Funneling your cash forward with BRRRRs is definitely a great move; if you could find the right property that makes sense as a BRRRR & an STR, then you're golden. 

Every area has different demographics there is no golden rule.

So if your tenant was exiting, move them out a month before you list it and you would probably be golden by 'moving back in'.
