By tearing out all of the existing floors and fixing the slanted slab underneath, repainting the porch, complete kitchen remodel, adding a new driveway, adding new carpeting and new paint throughout the house.

@Joseph Konney: The upper unit the guy I bought it from had started the work already, so there was little to do  besides paint and finish bathroom floor paint and light fixtures and same with Kitchen and 1 cabinet and I repainted because the color he had was awful.

And the new tenant signed a new rental contact with the campany at the same time.But when we are ready to tranfer the key to new renter on March 31th, she told me she had some concerns like, repainting and repair and would like to contact the property management company.

They are not accepting conventional financing yet the repairs needed to the home will not total 5k$, the min repairs needed to qualify for a 203k loan (unless the appraiser makes us fix stupid stuff like repaint, recarpet, etc then the 5k could be possible somehow) To top it all off, I am a licensed, insured, and bonded contractor.

pay someone to clean them and bill back cleaning fees. if they cannot be cleaned, pay to have wall repainted and bill back a pro-rated amount.
