Most of this pertains to contract considerations, but also curious how you would suggest tax benefits to be structured and how we should take joint title to the property (through business name, tenancy in common, etc).

Seeing as how the guidelines of the Dodd-Frank Act pertain solely to consumers purchasing or refinancing a primary residence, I don't see why an investor must obtain an LLC as a condition to using Dunlap's money.

The term “Public Records” does not include any other recording or filing system, including any pertaining to environmental remediation or protection, planning, permitting, zoning, licensing, building, health, public safety, or national security matters.

The only real difference is the use of debt as it pertains to investing.
