Keep that in mind:)Regarding partnering, have tried it several times and most times it ends with a split.So, if you go forward with partnership, recommend making sure you both agree in writing, on how a split would work.Otherwise, you an both share everything you leanr and help each other out monetarily as needed.

I have used ALE successfully but 4X rent is not what we got we got 2X there is a limit in the insurance polices as to what the insurance will pay but its a decent move at least it was for us

No one is going to come to your door stalking you, but feel free to pay a few grand a year to "hide" your identity that will be able to be found in 15 minutes or in a request from the tenant if they request ownership of the LLC or the operating agreement to understand who they are signing a lease with.

The only issue is with a bit lower rent there's a higher number of applicants that won't qualify but I don't mind the volume to get it filled.

Since I am having my prospective tenants cover the cost I would prefer to have the lowest cost option that gives you the most bang for your buck, but at the same time I want to be sure that what I am paying for is reliable.
