. $1,400 does not sound terribly high for a proper repair - replacing the evap coil, flushing the system, pressure testing, evacuating and charging it, AND fixing whatever the short is.

I have a good client of mine who shares a common interest in self storage facilities and is fairly flush with cash.

What kind of financing are you looking at or are you flush with cash?

I know some sites prevent posts until you've been a member for so many days, or prevent you from starting your own thread until you hit a certain post count, or prevent you from commenting on other threads until you hit post or like thresholds - not sure if some or any of these are appropriate, but when a site becomes as popular as BP it is bound to attract some of the dregs of society, and it can only help the site and the rest of us if some of these people are flushed. 

perhaps once a month you could go and spend a day or two in that market, and flush out some deals.

I don't expect to need it anytime soon in this market -- until the crazies have been flushed out.

If the entity is flush with cash and the income supports continued distributions, most sponsors would continue to make them.  

This is the simplest method, but it also means your tenants are more likely to abuse the utilities by leaving windows open with the heat or A/C running, leaving lights on, ignoring the toilet that constantly flushes on its own, etc.3.

While in the bathroom I'll flush the toilet and have the next tenant initial next to my "toy soldier" clause in my lease which stipulates that the tenant acknowledges the toilet is fully functioning and if they put something down it, which plugs it up (ie. feminine products, kids toys or whatever) that is on them, but if the toilet is broken, please call me and I'll hire a plumber to fix.
