Finally, you should install a drain, or better yet a sharkbite connector, just inside the main shutoff valve, so that you can easily drain the water from all the water lines during the winter (so that no lines will freeze).

If you have regular payments coming in to your account from overseas and especially from a business that has no legal presence in the US they may arbitrarily freeze your accounts.Just a couple worse case scenarios.

I am not saying at all that refi markets are going to freeze like that.I think Bruce's point is you buy at a low cap because of low rates .. now rates are higher cap rate is higher you have max leverage as all the MF guru's preach and now your going to have capital calls as there wont be enough equity to refi.

I don't want them to freeze of course but I also don't feel it's right to text the other tenant daily to ask them to turn it up a notch or down a notch.Any suggestions on how to handle this problem that only seems to be getting more consistent?

Massive conversion cost aside, there are annual cleanings, maintenance issues, making sure none of them get shut off and freeze the place, eventual replacement of 8 instead of just 1.....ugh.
