Within the comments a real estate agent from the Maple Grove area noted that someone had installed hard wired baseboard heaters in a 3 season porch, thus enabling it to be considered part of the GLA. 

Netflix (family plan), Amazon Prime, and I use my cable account at my own home to enable stations on my ROKU's. 

This would also enable you to buy this property with 3-5% down, as opposed to the 20-25% down you will need for a straight investment property. 

If we can get a foot in the door and establish a base that enables us to scale out we would also consider making the move to the US if the country would be happy to have us.

Another option could be investing with partners who have more time to spend sourcing, underwriting, acquiring and managing investments, enabling you to focus on your work, while investing that money into real estate and potentially receiving a return above that of the interest rate on your student loans.
