@Kenneth Donaghy made some great points and there are countless individuals who waited for "a deal" and ended up not buying and being completed priced out of the market with simultaneous price and interest rate escalation.

While we are proud of the track record of success that many of our investors have experienced, we cannot guarantee similar outcomes for every individual.

I also felt the flexibility of doing them individually could be worth it in the long run.  

If an LLC owns the property, then there is no exemption on gain for the residence because that code section applies only to individuals.

If the former case, if the trustee is an individual, can that person represent the Land Trust in court pro se?

Also, do you have any kind of ballpark figure for how much of a discount the group would get off premiums grouped versus individual?
