Hey guys,If I see a property on the market for a REALLY long time, is there a snowballs chance that I would be able to call the listing agent and just say "Hey buddy, any chance you would let me wholesale that property since you aren't doing anything with it or making a commission on it now anyway?

State RE Commissions examine files closed in Brokerages, they also go to closing companies, I believe holding periods are seven years on site, files are thinned out and contracts and HUD-1, title and other docs are sent to repositories by companies, they use to micro-fiche docs, I'm sure someone scans them now, the history of transactions is not hard to discover.

Make sure you let them know that they would collect a 6% commission when working with you because you're an investor.You will also want to send out yellow letters to one or more of the following lists:- Probate, Out-of-State owners, Expired Listings, Tax Suits etc.I can send you a template that I use that will cut your time in half.

I will then look at 65%-70%for a possible offer price.I start with 100% of ARV and subtract 6% commission, 1% for other selling costs, 2% margin for not selling at ARV, and 3% for seller consessions.
