They'll probably initially push back saying that rate is for new customers only or some other BS, but some variation of the line "I'm either going to have a lower rate or your going to disconnect my service before I hang up this phone" is a pretty effective tactic.

Looks like we're going to attempt a variation on what I was thinking and offer the tenant a portion of their deposit back if they'll vacate the property quickly and in good condition.

I agree with most of the comments above, the eagle does not play an important role in fact you could probably just use some variation of "green" "recycle" type icons and a home.
