To echo what Bruce has mentioned, multifamily is a team sport and the key here is to have a team that you can rely on and trust.

The only thing that comes to mind are "trail cams" available at sporting good stores, that you can strap to a tree or place in an unobtrusive location.

Money is wasted on eating out, unnecessary toys, kids sports, cell phones, cable TV, car payments etc. etc.

You already have some experience and with additional effort, will quickly climb the REI ladder to its pinnacle.

I know some of the young wholesalers grind sellers on price for the sport of it and making a bigger fee, but we don't do that...we know they are using this money to put grandma in assisted living, etc, so we are human about it. 

Management is not a team sport you get the results you manage for.
