Invest don’t gamble.

Suing you will cost them money too and they may just go away, but that's a big gamble on your part.If you want to fight this, you either need an attorney to help you, or as @Russell Brazil said, see if you can negotiate your way out with the seller.

You must get title insurance or you are just gambling with online sports betting.

It's a bit more of a gamble though. 

I would still pursue the bad tenants and attempt to collect the $10,000 in losses but am unlikely to get it.Again, unless you have solid systems and a large number of units, this is a gamble. 

The risk-averse side of me says no way could I take this gamble, but still I wonder.So...what is your bet?
