Better yet, get on Chipotle and Trader Joe’s websites and see where their newest stores are besides major cities.

BUT I also get that in some scenarios it is best to simply double close (or in your market do a blind HUD/Settlement Statement and assign) to keep the deal alive and this could also be that your seller is fine with what you made but you have a buyer that is greedy and upset with your profit and could walk away (i'd never sell to a buyer like this anyway) so that would also be a great time to double close or blind hud as you do. 

Like the great Oracle from Omaha used to say "Be fearful when others are greedy and be greedy when others are fearful".

If you do it because they stay for years because of lack of choices, then you are greedy.

I would be totally fine with a few hundred dollars of cash flow I am not trying to be greedy!

Sellers are desperate guys, now is the time to be greedy. 

Just don't get greedy... and I think you will be Ok.

JUST because I wasn't greedy hasty and acting without a plan.So it is up to you really, but I mean it when I tell you, you need to be smart strategic, look into the future, and have a real plan.As for the area, I would start local first.
