What Even is the Rehab?

I see these HGTV investors that are doing these BRRRRs and the quality is just too high in my opinion lol. Hot take? I think not...
I am focusing on buying houses below ARV, and putting AS LITTLE work into them as possible. 10k work is too much in my opinion.
If you have cash, focus on buying below market houses! this is where the beauty is. If you get them below market, you build equity. Don't kill your cash flow by trying to create an HGTV flip. Have it look and PERFORM as a rental. Now you can cash out at a lower ARV, but it evens out because you put less into the property. The rent will probably be about the same regardless of finishes. This will help find better deals. BRRRR without the rehab. BRRRR is not dead, but creative solutions like this will help you leverage more deals. Sellers are desperate guys, now is the time to be greedy.
