We are able to improve the morale of the staff, hiring new staff, updating the facilities with new flooring, painting and kitchen/decorations.. etc., along with inviting the families of the residents to participate in events and activities has helped us have a positive impact.

Guests rave about the decor in our places.I'd say you should spend about $2-3 per SF.And definitely avoid IKEA, I've put together lots of their stuff and it is cheap crap.

For cash flow, look for the ones that offer something unique in your specific market (location/proximity to an attraction, style, decor, size, etc.).

Nice bathrooms and kitchens, comfortable mattresses and pillows, and good furniture/decor should be first on the list as that is what attracts guests to the online booking, after that I’d do the paint and floors and the rest as you can afford it.
