Even less if you are able to self-perform the work and use temp labor (always go through a legit agency, never hire off craigs list as if they get hurt on your property you can kiss it goodbye)I was into construction long before real estate and very glad I went that path as it gives me a huge edge.

Keep in mind, Im in Northern Wisconsin, we can have sub Zero temps for weeks at a time, and pretty much 5  or more, months of below 32 degrees.

@Deanna McCormick We hardly don't have freezing temps here in Phoenix about every once in a while we get a freeze warning that might last a couple of nights.

Not knowing your situation, if your property is located in an area that has freezing temps I would move it into a warm section of the house.

So I said a while back I would post about my first live-in rehab but wanted to wait til my refinance closed as to not jinx it, so heres that story.Unfortunately, due to the type of income I had I couldn't find a bank that would refinance completely for me.( I was working a job where the work was deemed too short term because it was through a temp agency, even though the team had been there 3 years) So I ended up having to settle for a HELOC, which is fine I still have access to the money but its on a floating rate some deploying the cash into a long term investment isn't something I feel comfortable with, but nonetheless I have it there for me when I need it.It wasn't a perfect project by any means but it felt really good getting my feet wet and having the second appraisal confirm that my research and months of analyzing were worth it and correct.

Can your state issue a temp ID that can be cambined with a birth cert and social security card to establish identification.
