Everything that @Mike McCarthy, @Carmichael Lewis, @Aigo Pyles is absolutely right in that the bathroom does look fine and is at least not the vintage 60s and 70s pink tile that you can sometimes find in San Francisco.

i couldn't agree more.Hey Martha Chavarria, thanks for the greeting. what college did you attend. i went to SUNY Canton for 2 year (about 5 mins from the canadian boarder, so i know a thing or two about COLD winters lol) Glad to hear my story was inspiring. i have learned everything from this community by just lurking and reading on my spare time. if i can do it anyone can. i will keep everyone updated on my next purchase as soon as i find that gem!

If your dead set to enter this price point I would suggest you only do that if you can buy 10 to 20 of them very quickly so you can get set up and when you have a bummer it does not take down your whole investment.And remember its 1k each time you fly out to look at your gem... so your cash flow just went to 200 a month... travel to the markets for whatever reason folks don't put that into their expense category ... where it should go.

That said, I believe in every real estate transaction there are a few gems you can learn and the nugget  I got from this deal was the importance of specializing in a key market or area where you invest or buy property.
