Common theme was the place needed to be in pretty good condition, some wanted lead certification right off the bat, prepayment penalities so made challenging to refinance, some counted only 75% of the rental income, fully rented, maybe minor work in an apartment etc...just went on and one.

When they receive my email pitching the same deal as 6-10 other co-wholesalers, then I'm placed in the "me too" wholesaler category in their mind instead of the "guy who brings good, solid DEALS that no one else knows about."

And when it comes, I'll let them know that they better pay rent then or else they won't have a place to stay when the eviction suspension is lifted because they'll be getting their 30 day notice immediately (most of tenants have expired leases so I can evict them for no reason with a 30 day now).If a tenant can show me that their unemployment and their govt checks isn't enough to pay food, utilities and rent, car payments, etc, then I'll work with that.
