Again, I don't know your area pricing, but based on the economies of scale doing 25 of practically the same farm houses, a good GC should be able to do that for $125 per foot or less.

When investing in Condos, would you scale back Maintenance and or Capex percentages on a Buy & Hold rental due to roofs, foundation, outside expenses included in HOA fees?

Now that those ventures into the PE markets and doing this business at large scale are part of my past, I'm extremely excited to get back to my favorite part of REI, meeting people, doing deals, and helping other fellow adventurers in any way I can.I am very excited to be part of the BP community.

This is different than your situation because we are building a business together whereas you might just be partnering this one time.In your situation you should still consider allowing your "partners" to share in the profit, but on a much smaller scale.

I have self funded a majority of my 25+ projects, but I am looking to scale up my business and I want to get started slowly and small with my first funding.

Also, scale is important.
