Hi Ryan -I am in Orlando, and the vacation rental market here is year-round because of Disney World, Universal Studios, SeaWorld, over 100 golf courses and our other entertainment venues.I would suggest that you research this area.  

At some point, I'm considering obtaining my UK or Canadian charter in order to round that out, but I haven't started that pursuit yet.

I make the food rounds every time I go back.  

I can see the value in 'pop up' extra space for an office or family room or bedroom,  latter case as long as the user doesn't mind running inside to the main house to use the facilities, meanig it would work best with year round mild climate.   

Based on number 2, I schedule them for the next round where I meet them in person at one of the properties.

But I don't have to split the remaining profit 50/50.and we $75k - (4k labor - 17k rehab - 2 loan payments of $700 each or 1400 total, 2 gas & elec pmts of 200 each or 400)= $18,800 but let's round to an even $20k for expenses...that's 75-20= 55k total profit to me. 

I have always fished locally (texas) as much as possible and year round. the last few years I have started making it a point to make at least 2 trips a year out of state.

Haha thank you @Andrew Johnson, I think one of the unique things about Mammoth is it's proximity to Yosemite so it gets consistent, year round traffic.

There was a BP podcast with a lady (can't remember her name) that I believe was a wholesaling expert, and she mentioned that there were SIGNIFICANTLY increasing returns as she sent more rounds of letters.

The other hole is more like 1-2 inches round.
