Some guidelines we follow, many borrowed from some of the more experienced rehabbers on BP:1) We attempt to leave old charm when possible and refresh when needed, to include: chandeliers, fireplaces, hardwood floors, etc.2) Kitchens!

Otherwise, you will have to revisit parts of the refreshment again when they exit.Furthermore, you will not be getting the increases anticipated if the changes are made during their tenure.This seems to be a situation where you are caught between managing from your head as opposed to your heart.

I am going to say this as humbly as I can...I have a different yet refreshing personality.

I sell some properties to out of town investors, so that helps me refresh my portfolio also.

I just feel like it would be taking the easy approach to save some hours and a few bucks when I have the perfect opportunity to refresh this unit all in 1 fell swoop?  

I've always found it refreshing to come across a forum of friendly and supportive individuals.  

It is refreshing to hear that, I also thought this could be the best strategy for making my current area cash flow. 

Will only need (before inspection results) about $1,500 to "refresh"  the property. 

If you put in higher-quality floors, say, under carpet, and do high-quality tile throughout, you would have a durable product that might only require a low-dollar refresh when it comes time to sell.In any case, sounds exciting and I'd love to know what you decide!

Even when it hasn't worked, for me, dealing with the owner directly (at least to start) has actually been pretty refreshing.
