Micron is not 10 years away, site work is actively underway and construction should begin later this year or beginning of next.

I have MLS access and have been crosschecking the numbers that sites like Rentcast.io provide and they seem pretty darn accurate.

IF you cover site development, all costs AND profits of this via improved value of build ready site market value, comes to you right off the top of back end profits. 

Along with my partner we spent 3 days at the site and inspecting the area and doing our Due Diligence, and also talking at folks at the City office.
