The problems I am realizing is that the more I search I've noticed that houses under 250,000 in my area have major flaws such as location and/or unfixable architecture (mostly tear-downs).

You may also need architectural plans if you're rehabbing in Newark (depending on hos extensive of a rehab you're doing).

Are you purchasing already designed plans or hiring an Architectural and Engineering (A&E) firm to create them for you?

Usually, we see the cash equity partner pay for predevelopment activities, such as entitlement processing, architectural construction drawings, plan check fees, soils engineering, etc.

If you skip the plans and permit for this (which will need to have both architectural and structural plans), you will not be able to have the added space recognized on title.

I just didnt know if wholesales become harder to come by as the market flattens out and is on the up I guess...I do think I will try to rehab a little bit I have always been intrigued by design and almost went to school for architecture.

Sorry if this isn't much interest here as purely an investment, but I think keeping upgrades in line with the style architecture is important to maximizing resale price.Ethan
