A poor performing market brings additional issues novices rarely think upon such as lack of vendors to service such area, lower tenant quality, higher instance of tenant damages, higher instance of tenant defaults, evictions etc. all driving up cost of operations. 

And Mike... you're right, real players might not refer to themselves as that, but in this instance I had to because I am trying to engage in a conversation and make my point about this forum being inundated with first-timers and novices.

pls forgive me for my inquiries as you can see I am a total novice. 

As of 7/1/2022 TARGET after expense CASH-FLOW will be: $1145.79  In my novice opinion, to achieve the target cash-flow will likely require no less than three (3) cash-flowing units and no less than a 9-month time frame.

I was simply researching this topic and found this site to be very educational in addition to postings by Mike DelPrete, which I will also paste below.)That said, I'm still a novice to this and would appreciate the POV from any of you that have more experience on this topic!

Most tenants with past history issues are well versed at snowing people especially novice landlords.
