Expected rent increases at lease renewal, with not a protest or counter.  

I am in University and have my Real Estate License and am planning to work part-time as an Agent once I pass my exam to make connections and to keep learning about my San Jose/Santa Clara Market (plus hopefully increase my income).I am saving all I make at my current job and am trying to understand at what point I can start looking to buy my first Property. 

Does it support the rent increases.

If you are on the northside by making it an illegal basement you will increase the value of building and I have never seen any clients have issues.

It could have been much worse.In FL standard liability is around $300k which you can increase. 

As supply increases, demand decreases, which can eventually lead to lower prices if done on a large enough scale.Unfortunately, many people outside our industry don’t fully understand this.

The plan was to upgrade 10 units at a time and increase rents after that.

This increased risks and costs is reflected in future rent increases.  

Also, what key factors are influencing your decisions?

I don't know if you can use an escalating rent clause in your area but if you have a high season I have in the past used a clause that increases rent for overstays.
