Insuring against a future event is generally considered affirmative coverage which I believe in some states such as Florida is only allowed under certain narrow conditions, so the extended form policy is prohibited.

It would be of your best interest to calculate the average lease price in that area and affirm that the lease price can cover your holding cost, incase you have to rent out the house for the time being until the market is back on track and you are able to sell the house.

I use bank statements whenever the applicant owns a business that operates on a cash basis; (tattoo artists, hair dressers, Lyft drivers) or to confirm they regularly receive deposits for Social Security, Disability, SSI, their work site, and is the stated amount on their application.

Sure, it might make it a tad tougher, and you generally will have to pay a slightly higher rate BUT you can work with a lender like Finance Of America for example or other more friendly investor lenders who MOSTLY focus on the asset itself vs your first born child, hair and blood samples etc just to get a loan.
