I currently pay $950 per month for frustration, broken central air, a faulty fridge and stove but was told I am not allowed to have/purchase my own appliances, things in the house randomly fall apart as if shoestring and bubble gum pantomime just to satisfy me for the walk through at lease signing, Jeopardizing my income and my ability to provide quality of life for my family, and now personal injury and endangering the safety of my son and my family! 

Hi Landlords,  Need a fridge and some window A/C's fast.  

I opened the fridge and food literally fell onto the floor.

I have tenants who just moved into my condo and are requesting compensation for: (1) repainting (I had to repaint a wall in a different color than they originally saw when I took down my speakers); (2) loud bathroom fans in each bathroom; (3) Ceiling fans that are outdated but functional; (4) wall wiring so that their t.v. does not reveal the wires; (5) fridge filter which admittedly was old and they noted that my flooring has a soft spot but did not request replacement (yet!).

They are suggesting that we purchase the building with all of the equipment as well( ovens , fridge, tables, etc ) They are giving us a number of 750,000.  

I had a thermometer chart on the fridge and would take the fam to Costco for hotdogs to celebrate pay-offs as we went.  

Probably not so after a few years in Cali    In 25 years he’ll replace 36 hot water heaters instead of 3. 12-24 roofs, countless fridges, stoves, toilets  No doubt he’ll need a managing agent.

Previous owner wanted to send the bank a message, he also drained his pool and threw a fridge into that.

Then you do that calculation for each CapEx appliance: range, fridge, microwave, water heater, dishwasher.Then comes the unexpected CapEx expenditures.

Also remove and soak your bathroom vent covers, microwave vent cover, filter under the fridge or anything else that has a filter (if you plan to keep the appliances).
