HELOCs are no longer a favored option for this market.Before I give an example, it's a good idea to explain how HELOCs are calculated - because there are a lot of people on BP that do not know.HELOCs are adjustable, which means that they are tied to an index that fluctuates throughout the entire term of the draw repayment.

Sure, the market fluctuates and short term market appreciation is very difficult if not impossible to predict, however there is a long term historical trend that is fairly consistent at least in some markets (and this can be confirmed or not by studying historical pricing data) ... for multi-decade hold periods (spanning several RE cycles) in these type of markets, long term average (over the hold period) is not really that difficult to predict.

Im an insurance broker and have worked in the insurance industry for over 6 years and there’s 2 things to know... 1) insurance is different everywhere as it is rated down to the zip code 2) rates fluctuate each year and each carrier has a different rating system.
