I moved in with very little furniture, so it's been an adventure buying a suitable couch, dining table, etc. 

Unpermitted may not be a huge deal in some cases, but when it comes to egress and life safety issues you're gambling more than I closed off the dining room and made an extra bedroom.

I turned a 1 bedroom into a 2 bedroom by eliminating the dining room along with upgrading both apartments.

I highly recommend him.In January of 2019, I performed a site survey with a small company out of Tracy (unfortunately there are no longer in-business).Over approximately the next 8 months, Adam and I created a simple but elegant design for a new garage with a 1-bedroom apartment above it. 

If our bars were open for dine in then that would be a good idea! 

Formal dining room is open to the living room making it great for entertaining.

Townhouse style with full basement (shared 1/2 and 1/2), 1 1/2 baths, formal dining room open to the living room with open stairway to the bedroom level. 3-bedrooms on the south unit and 2-bedrooms on the north unit.

For new installations we've been using laminates through out living rooms, dining rooms and bedrooms. 

@Paul Wurster - so far we've removed carpets and a vinyl flooring from the living room and dining room and discovered some nice hardwood beneath.

The kitchen is a galley style with an eat in dining area which will require some cuts I am sure.
