I did this for a year gaining experience.Then in October of last year one of my old youth group members who is now an adult real estate entrepreneur, helped me to get private funding to renovate my grandparents' old run down home in the center of town directly across the street from the highschool.

No Evictions, EVERI also tell them there is a $35.00 non-refundable background check that THEY will pay for through SmartMove.I still end up with a wide pool to choose from...........then when I meet them...........The best qualified tenant somehow miraculously/coincidentally is the one with the least amount of adults moving in to the property...........If they have a 6 br voucher and it's going to be a mother (and invariably her boyfriend) moving in along with 5 kids I'm good with that.You may want to see if your tenants "volunteer" information about having a lot of family in the area because invariably that "family" usually winds up living at the property......but if someone says they or their boyfriend does NOT have a lot or any family in the area then they seem to miraculously/coincidentally end up at the head of the line in my book as far as being best qualifed to move into my rental.

The renter is unlikely to have a child and most adults take showers only, particularly in homes they simply rent.  

I will accept a married couple with a combined income of 3X rent but never include adult children income.

I am new to the world of real estate but I have been in residential and commercial construction as an employee and a business owner for my entire adult life, so real estate investing, to me, seems like the obvious next step.  

We have a second home where one of our adult children is living.

However, my brother's church group is extremely well connected meaning young, single adults from the same community like to live together.

On the leasing agreement, the tenant is the sole party responsible for the lease and his wife was added as an adult that also resides in the property. 

These are adults ..I’m not wiping their a$& or shoveling their snow

It is easy to eliminate children's sandals when looking to buy adult winter boots.
