Central Florida is another great spot depending on where and what type of rents LTR, STR, MTR.

However, like a college education, if they are marketed as you will learn some things then I classify those totally differently.I have spoken with people outside of these forums that have paid for these types of programs, and feel like it was worth every penny (and some have forked over $50k for the program).  

This can be a great solution but you need to fully understand what type of 2nd you're getting so you don't screw yourself down the road.

DSCR Loans only available when property is fully finished and turnkey, however you might want to look into a lender that offers ground-up construction loans and DSCR.Also - be careful around the modular home / quick property types since these mortgage loans typically have to be secured by foundational real estate, so anything that can be moved or not fully foundational is probably a no-go (can't foreclose/protect the investment as a lender)

I know this can very widely and depending on soil type, etc. there can be a lot of changes.
