You lost me completely by your failure to understand that if a buyer approaches a seller and offers to take over their property subject to the lender's lien, and stops paying and puts that borrower into default or, if the borrower was in default already, that "buyer" may run afoul of local/state laws and may be accused of equity skimming.

I hadn't approached it from that perspective before nor have I read about any situation where that is an issue, but I can believe it!

Unfortunately, it sounds like your approach needs more refining to it's audience if the coaching offering wasn't successful.

However, you also need to consider your approach!

If you're going to flip, it could work, but you would need to analyze the properly for that approach -- which would included getting detailed and accurate estimate on repair costs. 

Airports matter.I would also give up on the whole VA or CRM approach to finding opportunities.
