I think the challenge here is that we are very new and established the business last year.  2 person crew as of this point, looking to scale logically.The different channels makes sense and implementing systems surrounding each channel and the results of each.  

You want to be really careful to not over improve, but if you can get them looking a little nicer than the surrounding properties, you can attract better tenants.  

What amenities does the complex have compared to the newer properties off of Montague and the surrounding area? 

In this case, I have a Section 8 tenant who just got unlucky in life, its a family of 4 looking for a home in Glen Burnie, MD or it's surrounding areas for a 3bed @ $1700 & under a month. 

The MN market is really strong in the cities and surrounding suburbs, which is my primary market for business.

I will learn the most by surrounding myself with like minded people.

Your only mistake on the deal you mentioned was not surrounding yourself with the right professionals prior to jumping in head first.

So now I'm feeling a little less optimistic.I'd like to invest 50-100k in the Indianapolis and surrounding burbs market.

I'd love to hear what u have to say on the matter of successfully researching a market. when I read this post you were in the process of getting your license congratulations. would you have any properties that would be good buy and hold multi families in the Yonkers or mount Vernon surrounding areas.
