The roofer came back out and fixed it the leak, but did a mediocre repair job on my ceilings.

Find the labor: someone you know (or they know) is a licensed and insured tradesperson (plumber/electrician/roofer, etc).  

I called a roofer and he came out promptly and had the leaks stopped within a few hours.  

My neighbor was calling to let me know she had called 911 and the Fire Dept after she watched roofers working next door start a fire on my building with a blowtorch!

Go to Home Depot and post on their board ask if you can leave flyers or a large print ad near the entrance/exits or hand out flyers to contractors, roofers, etc.Maybe your numbers (ARV, repair costs) need to be adjusted?

Am licensed ac contractor and have roofer, plumber, contractor, so just need the property.  

Plumbers, Drywallers, Painters, Electricians, Roofers, Carpet/Wood Floor installers, and Interior design specialist.

I called a few other roofers to get my own estimates - but they are nearly double what the seller stated it would cost, and what the credit they offered was.So - I'm nearing CoE next week - everything is signed just waiting on underwriting to finalize and document prep.

We use a roofer for he roof at about 50% of market cost.
