The number of closed sales also remained basically unchanged compared to this time last year.Overall, the picture is that of a stable market that has found a new equilibrium.Here are the full stats for Austin and the greater metro:The Austin metro still boasts one of the strongest regional economies and job markets in the US.So, the engine driving the Austin real estate market is still robust and is showing resilience in the face of recent tech layoffs and a broader economic slowdown as the Fed continues to rein in inflation.However, no matter how strong the Austin metro economy, there’s no way around the fact that mortgage interest rates–now at a 20+ year high–have made home ownership and investment more expensive and pushed many buyers to the sidelines.

There are a number of things that could go wrong here (doesn't fit into the loan specs that you want, the house doesn't appraise at what you need it to appraise at, the hard money lender requires more equity in the deal, etc.) but I'm trying to think outside the box to make your initial offer appear more robust.

As Steve Eisman from "The Big Short" says "They mistook leverage for genius".I am not here to bash anyone but simply to point out that it isn't until you've been through a complete cycle that you have complete knowledge.I do not know who Grant Kemp is so I have no thoughts on him.LOL when I bought sub to in the years 2002 till 2007  the market was robust I would only buy market value MINUS 20k or more NOT PLUS any fool can do that  talk about a losing strategy if the market does not continue to sky rocket..
